Does thermal imaging confirm mold on its own?

No. It identifies temperature differences that usually point to moisture, which is often a precursor to mold. A confirmed mold finding still comes from a visual inspection and, where warranted, lab-analyzed sampling.

When should I add this to an inspection?

It’s especially useful after a past leak, around plumbing walls, or when you want to check an area without opening up drywall first.

Does it work on any wall type?

Thermal imaging works well on most standard wall and ceiling constructions. We’ll let you know during scheduling if your property has any material that limits its effectiveness.
